Area Description
Perry Park is far more than a place to live. It's a special world. Nestled against the Pike National Forest, it is a protected lifestyle away from the stress and hectic pace of the city. Yet it is an easy drive to the major cultural centers of both Denver and Colorado Springs. Located only 8 miles south of Castle Rock and then 3.5 miles west, Perry Park is an easy 18-minute drive to major shopping of all kinds. Only 4 miles away, the little Town of Larkspur offers a gas station, convenience store, restaurants, plus more commercial development on the horizon. In addition, the residents of Perry Park enjoy all the services of city living, such as County maintained paved roads, public water and sewer, natural gas, cable TV, high-speed internet, and local phone service to all of metro Denver. Perry Park is in desirable Douglas County, which has the highest median income in the state along with some of the highest ranked public schools.
Red Rock monoliths bright against the sweep of mountain backdrop. A gentle breeze blowing through soaring Ponderosa Pines and magnificent Douglas Firs. Pine fringed meadows and the serenity of Lake Wauconda. Even a thousand words can only begin to capture the special feel of Perry Park.
The spectacular red rock formations found here have drawn settlers since the 1800's and were claimed by the Ute, Kiowa, Arapahoe, and Cheyenne Indians long before. The area has been described at "unique beyond compare", "naturally mystifying" and "more breathtaking than the well-known Garden of the gods" - and for good reason. Nestled among this splendor are wonderful neighborhood amenities such as the Perry Park County Club, which offers 18-hole championship golf and 2 convenient restaurants (a "Grill" and "Fine Dining"). In addition, the new "Bear Dance" Public Golf Course is only a short drive away and is home to the Colorado section of the PGA.
Perry Park was first developed in the late 1960's and is known as a "slow growth" custom home community. Although there are approximately 1,500 platted parcels, only about 750 custom homes have been built over a 35-year period. Lots were originally sold off to individuals rather than large commercial builders, allowing people the freedom to select their own builder and create the home of their dreams. Although the developer has long since sold the last parcel, vacant 1-acre lots are still available and are reasonably priced for those that have this vision. Because development is limited by the existing water and sewer infrastructure, it is expected to be at least another 35 years before Perry Park becomes "built-out". There are also about 60 townhomes in the enclaves of Echo Village and Echo Hills, boasting 2-car garages and spectacular mountain views. In addition, 48 brand new Sante-Fe style patio homes are being built for those seeking a lower maintenance lifestyle. And with HUNDREDS of acres of greenbelts and open space, Perry Park is sure to maintain that spread out and spacious atmosphere.
Perry Park offers a superb retreat with all the amenities, all harmoniously blended into a scenic environment that has been and always will be preserved. A Colorado paradise that the fortunate get to call home. Discover it. Enjoy it.
